Sell This House aims to plug a gap in the house selling market. Conventional ways of selling homes are running into difficulties. The market for selling is being artifically contrained by mortgage lenders.
People who wanted to achieve a quick house sale have traditionally been able to get 85% and 90% of market value offers from professional house buying companies operated largely by investors.
The downturn means property buying companies are no longer to be able to make offers of 85%. Offers can be as low as 60%. naturally not many people can afford to sell at this level. Not least because of what they owe on their mortgage.
We put buyers in touch with homeowners who are prepared to discount the sale of their property by 15%.
Sell This House is not an estate agency. We aim to put buyers and sellers in touch. This service costs a fraction of traditional agency style selling because you are effectively selling your house yourself. You simply hire a conveyancer to buy / sell in the normal way.
Buyer and sellers are charged a nominal £250 each when a sale concludes. These fees are payable by the solicitors involved in the sale. There are no upfront fees to pay for the privledge of registering with us.
To avoid time wasters sellers are required to ask their solicitor to confirm to us that they are free to sell. Likewise, buyers must ask their solicitor to send confirmation that a certificate from a lender is or will be available.
Initially this service is only available in London and Edinburgh.
